The terms credit adviser and credit expert are used interchangeably, in the same context. However, it is worth knowing that these two professions are different and are regulated in the Mortgage Credit and Supervision of Mortgage Credit Intermediaries and Agents Act of 23 March 2017. The first and key difference between a mortgage adviser and a credit expert is the way in which they are compensated for their work. The mortgage adviser takes his remuneration directly from the client (so-called broker’s commission), whereas the credit expert’s remuneration is financed by the bank’s commission. Thus, the independent credit expert is paid from the same funds as the bank employee. Moreover, the credit expert and the bank employee work on the same credit offers. The credit expert has access to: the bank’s internal calculators and dedicated banking applications, an additional power of attorney to perform banking activities, access to the bank’s current procedures, access to bank agreements and forms, support from a dedicated coordinator. All these factors provide a smoother path in the processing of the application and facilitate the granting of the mortgage, making the services of a credit expert superior to a credit advisor.
A mortgage broker, also known as a credit expert or, before the Mortgage Credit Act came into force, as a credit adviser, analyses the credit offers available in the individual banks and selects the best solution for the client. A mortgage loan is a long-term financial commitment that is used to purchase real estate (e.g. a house, flat, premises, plot of land) or to upgrade a building. A mortgage is secured by a mortgage, i.e. a limited right in rem on the property/plot. As mentioned earlier, a mortgage is a long-term commitment with a minimum term of 2 years and a maximum term of 35 years. Very often the term mortgage is alternated with the term home loan. It is worth clarifying that these financial products do not differ in material terms. Housing loans can only be used to purchase real estate, whereas mortgages can be used to build a house, renovate or upgrade premises.

It is worth knowing that a mortgage cannot be obtained immediately. Preparing documents, signing contracts and waiting for a credit decision are factors that can prolong the entire loan process. The credit decision itself and other banking procedures can take up to 21 days, as can the disbursement of funds (if you are purchasing a property on the primary market). In view of this, the whole procedure can take between 4 and 8 weeks.
